COMMERCIAL PROPERTY MANAGER

The Commercial Property Manager is responsible for the professional administration of the operation, maintenance and financial activities of income properties. Must take a proactive approach in implementing policies and procedures to ensure that quality customer service is provided.

RESPONSIBILITIES:
Manages the day to day operations of a portfolio of “B” and “C” class commercial buildings and several multi-family residential properties.

Performs and documents bi-monthly site inspections to assure that properties are properly maintained and quality of service is being provided.

Directs the work of outside contractors and consultants as required, managing planned repair and capital projects.

Oversees construction and tenant improvement activities.

Schedules all budgeted work in the time frame established. Oversees building improvement work.

Management of day-to-day vendor performance.

Reviews all leases to ensure that tenants are receiving the proper level of service and that tenants are complying with lease terms.

Responsible for managing overall tenant relations, tenant satisfaction and service delivery to tenants. Implements procedures for settling tenant complaints.

Recommends the maintenance criteria for buildings and implements program for care and maintenance of all building equipment with engineering staff.

Maintains an effective system of rent collection.

Monitors all building expenses. Reviews and approves invoices for services provided to assigned properties. Approves invoices for payment.

Manages 10-12 employees, including but not limited, to the operations and administrative staff as well as apartment managers.


The Commercial Property Manager is responsible and accountable for all aspects of managing a portfolio of Commercial and residential properties. The successful candidate will have a minimum of three to five years of experience in commercial property management and as a multi-unit manager. University degree or professional designation or a combination of education and experience. The company is looking for a self motivated person who is experienced in tenant relations, commercial/residential lease administration, eviction process, negotiating contracts, leasing space, rent collections, all negotiations with vendors, and overseeing all operation and maintenance issues.

The salary is competitive depending on experience. Includes bonus and an extended health package. This position reports to the owners who are located outside of Manitoba. Please submit salary requirements and availability date.
