| Building Operator and Supervisor Our client a Long Term Care center in Toronto is looking for a permanent full time Building Operator and Supervisor Job Title: Building Operator Major Responsibilities 1. Responsible to the Executive Director, he/she will direct, organize and participate in the care of the physical plant as operator. 2. Responsible for overall physical plant maintenance operations and the preventative maintenance program. 3. This position has authority to develop and recommend policies that will enhance the safety, security and maintenance of the physical plant. 4. Supervisor for Handymen staff. Duties: 1 Directs, organizes and participates in the care of the building, grounds, lawns, shrubs or other function/activities as directed by the Executive Director. 2 Ensures the proper operation of all building systems, architectural (building envelope and interiors), security (locks, doors, hardware, camera, etc), heating, ventilating, plumbing, safety/emergency electrical systems. 3 Initiates, participates and supervises all maintenance procedures, preventative maintenance issues and operational servicing as required in the Building Maintenance Manuals and other related maintenance practices. 4. In conjunction with the Executive Director orders equipment, materials, and repairs to the building, equipment and furniture. 5. Ensures that all required Building Inspections are done on a daily basis and all building safety and emergency systems are operational (in particular Fire and Emergency Systems). 6. Ensures that all maintenance tasks, and preventative maintenance issues are correctly and efficiently executed (daily, weekly, bi-weekly, monthly, etc) and all operational procedures are logged and recorded. He/she will work with the Director of Food Services on work related to Kitchen equipment 7. Checks, monitors and adjusts the Computerized Building Automation System as required. He/she is thoroughly familiar with the Meighen Manor Building Maintenance Manuals (Architectural, Electrical and Mechanical). 8. Generates and keeps all maintenance logs, equipment lists and other required administration backup of the facility on file, updates as required and inputs information in the maintenance log files or computerized maintenance software. 9. Distributes work orders to the appropriate staff and insures that all work is completed as requested and in a timely manner. 10. Produces all required work orders as requested in the maintenance manuals of the facility (all professional work by other professional trades). 11. After work completion, ensures that all work orders are returned and filed. 12. Produce monthly reports to the Executive Director on all activities, required work and status of all equipment. 13. Controls and checks all maintenance aspects in the facility and ensures that all maintenance tasks are carried out correctly and efficiently. Specific attention is to be given to the HVAC system and its preventative maintenance tasks (air and fluid filter changes, chemical tests of the water/glycol, etc.). Specific attention is also given to the readiness of the diesel generator. 14. Along with the Director of Environmental Services, will ensure that all Safety Aspects and Regulations in the building/site and the maintenance field are observed and complied with. 15. Continuously monitors the building systems, maintenance operations, and recognizes the potential hazards related to work requirements. i.e. Specialized work required on electrical and mechanical systems will be carried out only by licensed electricians, plumbers, elevator, boiler technicians, etc.) 16. Working with the Director of Human Resources, ensures that there are adequate, properly trained staff in the maintenance area. Responsible for scheduling, assigning work and supervising maintenance staff, and conducting annual performance evaluations. Qualifications & Education • Must hold a Building Environmental Systems Operator - Class I. • Five to seven years of building operator experience. • Must have the ability to start up, maintain, and trouble shoot boilers, heating and ventilating systems, plumbing and domestic water systems, electrical and safety/emergency systems safety and efficiency. • Must recognize potential (building) safety hazards for staff and residents. • Knowledge of all building components, architectural, electrical and mechanical is a must. • Be able to work independently without direct supervision. • Good knowledge of electrical and mechanical systems and preventative maintenance. • Must be familiar with HVAC systems. • Knowledge of computerized preventative maintenance software is an asset.
